The hotel is conveniently located two minutes from a picadilly line station. First impression is good and the hotel also has an indian restaurant at the ground floor of this converted 3 story building.
There was nobody at reception and the whole check in and out experience was off putting. There is no lift and my room was on the second floor at the back which meant more steps up and down.
The room itself was nice and modern with view over the garden, bathroom is on the small size but clean. Fridge, coffee machine, kettle and tea, coffee, water available. Nice view over the garden.
Although modern the lack of lift and the inadequate check in and out process let this place down. Certainly not worth the almost €150 paid excluding breakfast.

I think this hotel offers pretty good value for the location. Room wasn't terribly big but very well appointed and quite up to date. Modern, well-maintained bathroom and good quality bedding. Also it was very quiet indeed (although my room faced the garden so can't comment on those rooms facing the extremely busy street right outside.) Probably helped by an internal door separating the main door from the bedroom which I liked. On the minus side it would have been helpful to know that there are only 4 parking spaces out front. It says 'free self parking' on the listing which is true but rather misleading for the size of hotel. Also, the hotel asked for a security deposit on arrival which was a first for me - I stay in hotels about 30 nights a year - and felt rather weird.
But all told, would be happy to stay again. Staff perfectly friendly.

The room was great, we did have some issues with the coffee machine and TV that were never resolved. There was also some issues in our bathroom that the staff were made aware of.

We stayed in a 2-bedrooms apartment Room 611 for 3 nights. The hotel services, room facilities and room condition are all good, however, the noise caused by the water pipes in Room 611 was not acceptable, which was last from the evening to almost whole night for almost every nights we stayed there, even though we closed the room door.
The location of the hotel is great. The hotel is right near Manchester Piccadilly train station and there are plenty of cafes and supermarkets downstairs. It only takes around 10 mins walk to city centre Piccadilly Garden and 15 mins walk to high street and Arndale shopping mal.l

Nie and cozy hotel, room quite small so tricky to move around. But generały the hotel has a nice feeling and is very clean.
There is a nice Italian restaurant near by and a lot of shops. Area is convenient.

Nice hotel, rooms were nicely decorated and comfortable. Shower and beds were great. Parking was a bonus and very close to the tube. Only downside was WiFi was patchy and slow.
