The location of the hotel is what initially made me want to stay at Piazza Di Espana and it was definitely worth it! Felt very safe travelling solo and the staff was very friendly kind and helpful! Also quite easy to travel to from and to the airport!

Perfect place in every way! Location couldn’t be more central, apar**ent was so beautiful , clean and had all the amenities we needed and more! Franco the owner was so attentive and helped arrange places for dinner and stadium tour etc. Emmanuel was there for everything we needed and went above and beyond to help make our stay comfortable!! I highly recommend this place to anyone looking for a luxury stay in Rome !

Franco, the owner, is so accommodating. Gave us an upgrade to best room. Booked us dinner at his favorite restaurant, which was great, and booked us a car to airport the following morning. Beautiful place, accommodating staff and great location!

It was really good apar**ent in good location of Rome. The personal was very kindly and helpful in everything: to find a good restaurant and even to reserve, to transfer arrangement (with good price), with guides and …. I was already 4 times in Rome naw I find my apar**ent.

Franco and Emanuel were simply brilliant. We stayed in a King suite, which was very comfortable and a quiet space to return to each day after the crowds of Rome. The location is within 50 meters of the Spanish Steps and yet despite the people in that area is quiet and relaxing. An exceptional space. We travel a lot and this was our first time in Rome. Friends had told us about the crowds and queuing so we asked the guys to organise restaurants, tours and collect/return us to the airport. This was simply outstanding, restaurants were authentic, food great and people/service excellent; the guys were clearly well liked, it was very genuine; the tour guides were simply exceptional. We visited the Vatican and Colosseum, did not queue, tickets, etc., were obtained and we were guided through the people and provided with real information on what we were seeing, very, very good, we also took a bike ride; again this was great, we saw some great history and some fabulous views of Rome. This is a top place to stay, a little piece of peace in a hectic and exciting city, but more importantly Franco and Emanuel, if you ask them, will make your trip happen because they truly know the city, where to be, who can get you to where you need to be. Really excellent trip.

This property is a slice of heaven. Small, family-owned, perfect location, gorgeous space, and the most gracious host! Literally paces from the Spanish Steps, the 9-room super boutique property feels more like staying at a (modern, cool, artsy) friend’s flat than a hotel. Franco, the owner, acted like a personal concierge suggesting places to shop, areas to dine (his restaurant rec was amazing!), and even coordinated our ride back to the airport. Just a great experience all around - we can’t wait to go back!

Excellent service and location! Stuff is very friendly and will organise you everything for Rom. They are very good informed and helpful. The room is very clean and nicley decorated. It‘s not possible to be better located in the center of Rom. For a next visit in Rom we would choose the same place again.

This is our second stay at PiazzaDiSpagna9 in a year and we are so blessed to be able to stay here every time we come to Rome. Franco not only provides FIVE STAR service and accommodations, but he is willing to books private tours, make restaurant reservations, and arrange airport transfers. His entire team is so accommodating and we loved getting to know Emanuele and Chiara who are so professional and kind! The location could not be better and their rooms are elegant and extremely clean! There is no better place to stay in Rome!
