Hotel Boutique Kinta Kan - Adults Only

The hotel and outside areas are in horrible condition.. pictures on the website are at least 15 years old.the room was in need of repairs due to deferred maintenance. False advertising to say the least.There was no restaurant -the room was across the street all the pictures are lies. Now the room was BAD Missing tiles in the shower, toilet paper holder was torn off the wall, the “rain shower head” was broke so the water poured from the broken plastic like a 1” garden hose, the mirror was broken and hanging loose off the wall. There was visible black mold on the walls and ceiling even with a dehumidifier running the beds were WET with moisture and smelled of mold and mildew. Like a gross basement. I have asthma so I immediately complained to management that it was a major health hazard for me to stay in that room. He agreed and said the room should be repaired before renting it out again. He asked the owner if we could be moved due to my health. Owner said NO he doesn’t care about me, my health or *******!! To move across the hall same room and issues for $600 more. Which I refused to do. We stayed out of the room except to sleep and I still ended up with an upper respiratory infection which ruined my vacation requiring medication and staying out of the sun!! The staff cared and was excellent.

The wifi was slow. We got room 106 by the beach and the kitchen so the noise started at 7 am. The coffee was not good. But overall not bad since it has beach club amenities.

I chose this property because of the location. Right on the beach. My room had great views. Reason for booking. The reviews were very conflicting and I understand why. Parts of the place are run down and despretly need attention. My room was overlooking the beach but there was so much wrong with it. The safe was broken and didn't lock. The sliding patio door didn't lock. The sheets didn't appear crisp white and had permanent stains on them. The window was very dirty. I was concerned because the safe and door clearly were tampered with. I travel alone and didn't feel safe. I was placed in another room once I asked. I appreciated this aspect. Thank you. The pool water looked like it needed some care. The staff were just doing their thing. Front dest staff was great. Beach aera. Noone ever came to take my order. I always had to go ask, but they were friendly about it. I understand that not all things can be updated all the time. I understand that this is on the lower spectrum but location is the attraction. What i don't understand is those simple things that can be done with regular maintenance. Remove the broken safe out of the room. Fix the locks, don't use stained sheets. Wash the windows, at least inside. Fix the awful broken curtains. That would make a difference. These are simple little things that are ignored but make such a difference. They don't take much effort. If you can overlook these things, stay here for the location.

I didn't like the fact that a couple people had put the Pool chairs farther back by my door so it's hard for me to walk past them to get to my pool room. But the staff came along to next day and moved the chair. So it wouldn't be that way for a long time. I was gonna let that. Let me have a bad experience because I'm on vacation. I really like the hotel and I like the people. You couldn't ask for anything else. It was close to the beach. The pool was right at my front door I will be back.

Overall we had a pleasant stay.. The pros- lovely small hotel with a charming pool and wonderful beach lounge chairs. Excellent location..Just steps away from the ADO bus terminal and 5th Ave. Walking distance to the ferry. The beach is one of the best in Playa Del Carmen with soft powder sand and crystal clear ocean. The staff was friendly and kind. Loved that it was adults only. Cons-This hotel owns a few rooms across the street which are not ocean front nor poolside. They resemble a very rustic hostel rather than a boutique hotel. Our room was very basic and had a straw roof. The noise level at night was unbelievable. Do not get conned into accepting these rooms. The next day we requested to be moved into the main hotel location and it was a 100% improvement. None of the rooms have a fridge, kettle, or hairdryer. It’s a real inconvenience if you stay for a long time.

I like that they change the linens & towels everyday. We left 2 pairs of shoes in the room when we checked out,they secured it & returned to us, very honest people. Location is very convenient for our group & our intention for this trip which is to explore around town by biking & walking. It is also a beachfront property which is amazing! The issue with the property were very small washroom/shower, poor water pressure, small breakfast servings.

The pictures online and seeing the hotel in person is totally cat fish! They don’t have a big selection on alcohol. The location is okay and literally walking distance to the beach. On our last day we couldn’t even get inside our room. The doors are so old that the door knob got jabbed and couldn’t get it to open. We waited 45 mins outside our room. Manager was not helpful at all. The only option was the receptionist gave us a screw driver to remove the window screen and go through the window. Well my boyfriend has to go through the window to get in our room. Once he was in he couldn’t even open the door from the inside. After dealing with it, it finally opened. We slept in our room with no secure locks! I definitely don’t recommend this hotel at all if you’re looking for a nice clean relaxation.

Honestly was expecting more from this hotel given the price. Apparently there are two buildings, the second one is bad, looks like a hostel. All the rooms you enter with a weird tool to open the “balcony” door. Im very disappointed.
