What a fantastic find - having eaten in 21212 a few times over the years we had never had the pleasure of staying in the rooms until now and from now on it will be the first hotel we will be checking for availability, its small with only 4 rooms but they are of the highest standard, large, comfortable and well fitted out - on its own the bathroom is bigger than most other hotel rooms, with heated floors and luxury bath, its top end. Some very nice additional touches in the room including a wee decanter of sloe gin, delicious ! Its a very personal service and Katie makes sure you are welcomed and makes your visit feel very special, a fabulous host. Thank you for looking after us Katie - we had a great time and enjoyed our stay immensely, we are already planning our next stay !

Exceeded our expectations! Both Katie and Beth made our preparation for our stay and checking an absolute dream, so friendly and couldn’t do more for us. We stayed in the courtyard apartment and is exceptional, to the point we wanted to enjoy it so much we left late and leisurely in the mornings and cut early our evenings just to enjoy the apartment. We are definitely going back as is a great location for everything Edinburgh has to offer.

Updated, large, clean and comfortable rooms. Katie, the owner/operator was so helpful and friendly. If you’re looking to experience Edinburgh and avoid the chain hotels, this is perfect. We were able to walk to the city and explore this beautiful area.

We arrived by tram from the airport, it was raining cats and dogs. It took a while until a grey haired middle-aged lady opened the door, she told us she didn't expect any guests at this time of the day. We were 45 minutes early, it was 2.15pm, check-in is earliest at 3pm. Since it was raining I asked whether we could wait those 45 minutes in the lobby, the answer was a short "NO". Then I asked whether we could at least leave our bags behind. Again she replied with "NO". She basically sent us outside into the rain again, with both our huge bags! This is not a form of welcome anyone would expect at the room price of 300€ per night. The room was good but there was a lot of street noise.. Anyways our stay was ruined by the rudeness and incompetence of the welcome procedure of that lady in the reception. Never EVER again.

Luxurious rooms in a Georgian house. The rooms are spacious, ours had a spacious walk in wardrobe and dressing table. A seating area by the window which overlooked the rear garden with a view of the tops of some of the monuments on Calton Hill. The ensuite bathroom had a large shower enclosure and bath. Tea and coffee making facilities are on the landing with a good selection for all tastes The breakfast room is downstairs from the bedrooms and breakfast continues the ethos of fine food Beth and her team continue to create an exceptional experience

We were only here for one night but wished we had stayed longer. What a beautiful hotel run by the loveliest staff,it was almost like staying with friends! The room was beautiful with a lovely sitting area with lovely glasses available to drink the wine we had brought.every detail had been thought of, great help yourself teas and coffees, ice bucket and luxurious bath products in the room. There was a big bath too! The breakfast in the morning was fabulous,felt healthy but also decadent at the same time. Would thoroughly recommend staying here and we will return
