Location and what’s inside the room: Among all the hotels I've stayed at in Makati, Seda stands out as a solid choice with a great surrounding area. It's safe to walk around even at night, with numerous dining options just 50 meters from the entrance. The hotel is nice, and with the lobby on the 19th floor, you can enjoy unobstructed views from your room. Our room was on the 30th floor, offering a fantastic view. The toiletries are of good quality, unlike the cheaper options found in other hotels, and they also provide bathrobes and high-quality slippers. This hotel is more of a residence-style accommodation, ideal for longer stays, as it includes a full set of kitchen appliances (toaster, microwave, induction cooker, kettle, rice cooker, and a fully stocked fridge), along with an iron and hairdryer. They also offer a self-service laundry facility in a designated area. Breakfast: Breakfast is available depending on your booking, and if not included, it costs 899 per adult and 450 for kids. The food selection is decent, but the best parts are the fruit & yogurt section and the bread selection. The rest of the offerings are fairly standard. The breakfast area is located on the 35th floor, so you can enjoy a stunning view of the surrounding skyscrapers while dining outdoors. Facilities/Amenities: There’s a game room, gym, playroom, and an outdoor pool with a great view. However, the pool feels a bit lackluster and doesn’t have a lifeguard on duty, making it less ideal for children. My kid typically loves pools, but he found this one boring. It could definitely be improved to make it more inviting and enjoyable. Parking: FREE parking on first come first serve basis. Price: As of April 2025, Seda Residences Makati offers the following room rates: Studio Deluxe (31 sqm): ₱9,055 net per night. Seda Hotels Studio Premier (43 sqm): ₱9,643 net per night. Seda Hotels One-Bedroom Deluxe (50 sqm): ₱10,819 net per night. Seda Hotels One-Bedroom Premier (55-57 sqm): ₱11,642 net per night. Seda Hotels Two-Bedroom Deluxe (93 sqm): ₱14,700 net per night. Seda Hotels Two-Bedroom Premier (108 sqm): ₱16,000 net per night. Three-Bedroom Premier (150 sqm): ₱18,000 net per night. But you get to enjoy some discounts from other platforms like Trip.com depending on your Tier. Overall, the hotel offers good value for the price.

Rather new hotel near Greenbelt Ayala Mall. Friendly staff, offering a good breakfast buffet and rooms with an amazing view . To recommend

Very good little gym open 24/7 the soundproofing was not good I had to call security on next room. The man was beating the wife. I went over and ask him to come out and play big guy with me. He didn't open the door. Security came called the cops but anyways the hotel is nice just this incident was pretty upsetting.

I must say that everything was excellent,the location is quite close to my destination,as well as some other business centers in the city.staff are friendly and accommodating..family rooms are spacious,excellent surprisingly comfortable,i would definitely recommend this hotel to others having a business trip family trip solo trip..

Room is nice and spacious it is also clean but the only problem is that the room was realy too cold and food is too oily.

1. The room was spacious enough. 2. The personnel really takes the cake! Very courteous, speaks mildly and smile a lot. Definitely well trained. 3. Room amenities had me really impressed. Our own water gallon, a rice cooker, oven toaster, microwave oven and an induction cooker. 4. The buffet breakfast was really underwhelming. We had better selections at Seda Manila Bay and Seda Nuvali.

Definitely it was a great experience staying at Seda. From the checkin up to checkout, superb service was provided overall.

First time at Seda Makati. It was a great experience! Beautiful hotel, great breakfast, great service. There are loads of restaurants at the lower floors of the building - you’ll never run out of options. Overall, fantastic location and pleasant stay.

Very convenient as of downstairs can access to food, groceries and pharmacy, this is the best part. Next, is the breakfast which is delicious. Good service, complete amenities and safe & comfort to stay for a single lady for 1 month long. But Cleanliness is just 3 star to me, it’s not really clean even though they did room service everyday.

Good service. Pool is amazing. We had an early flight and they packed our breakfast. Close to many restaurants. Rooftop restaurant was amazing.

Nice location. Residence is very clean and staff are very polite and accommodating. Spread of choices for the buffet breakfast.

Our stay has been very enjoyable with the first two nights in another type of room (two bedroom premier), so we decided to book another stay in this room which we also enjoyed. The amenities are superb, we love the washer and dryer. Also, the pool has a great view of the Manila sunset. This is my 4th stay in seda hotels/residences, and my 3rd stay here in Makati. Looking forward to stay here again soon.

Me and my husband enjoyed our stay in this hotel. The breakfast is buffet located in the rooftop which is very satisfying, the food is good esp their croissant hehe loved it! We will be back definitely!
