This tranquil garden suite is below our home with private entrance, kitchenette, laundry and bath. The kitchenette has a mini fridge, electric grill, microwave & kettle. We always have coffee, tea, chocolate, and a bottle of wine for our guests. In the main room there are two beds (queen & twin), a dedicated workspace. TV with Netflix and streaming provided. Outside the yard is surrounded by woods and gardens. We have a fire pit with firewood. Feel free to invite a small group of friends to enjoy the outdoors. The room is large and set up as a studio. The couch is converted into a queen size bed with a 3" memory foam mattress added. Super comfortable. To the side of the bed is a Serta couch that converts to a twin bed, also with 3 inch foam. The attached bathroom is private with an on demand hot water system, so you will never run out of hot water. The kitchenette is in the laundry room. Laundry room is shared for extended stays. The 42" Roku TV has streaming channels with Netflix provided. There is a DVD player with a variety of movies available. A small patio is outside the sliding glass door. The yard is available for you with a fire pit and firewood. All doors in the main room are equipped with a lock. The ceiling is the floorboards of the main floor with some exposed wiring. I try to be quiet, but you may hear some footsteps above. We are less than a 10-minute drive to Ohio University & downtown Athens. Our home sits at the end of a dead-end street in a peaceful wooded setting. The Ohio University Convocation Center is hiking distance, as is the University and downtown Athens. FREE WIFI and FREE parking for up to 4 cars. McDonalds, and other fast food is very close by, as is a hardware store. The house is on the Athens transit route and we have Uber and Lyft. The house is a historic Sears kit house built in 1939 and recently extensively remodeled. We have a full kitchen and a washer and dryer for for your use only. This house has been extensively re-modeled early 2017 with all new wiring, heating/cooling, new kitchen, new appliances, new bathrooms and new furniture and new mattresses. ALL new! Also, we have free wireless, cable and 4 flat screen tv's. There are some games and books in the living room. If you start a book and like it, feel free to take it. The entire house is is yours except for the basement which is reserved for heat/air and utilities management. Check out our front porch! A firehouse is several doors down for your protection. Self serve car wash next door. Local family owned food market and hardware store is half a block away. On easy bus route for transportation or call a locally owned cab. Great location! We own the car wash so you can park next to the house on either side and not risk being towed. Several small cab companies will wisk you to your destination cheaply and the house is located on the transit bus route. Walking is possible but uptown is a hike. I used to hike it when I went to college here but it may not be for you. Close to Ohio University and inside the city limits of Athens, Ohio. We are 1 of only 4 legal short term rental houses in Athens. Our fully legal status means that we are safety inspected by the city of Athens Code Office. They check location and viability of fire and carbon monoxide detectors, GFI wiring in bathrooms and kitchen, fire extinguishers and they look for any code violations. We pass these requirements.
