Comfy and Cozy place, i walked to the downtown, very safe and absolutely Harry potter vibes all the neighborhood, i loved it! Staff was nice and check in and check our process was very easy, i totally recommend it :) Bed was comfortable and all place was very clean.

This place is absolutely horrifying. We had a deluxe room. A deluxe room is apparently smaller than my childhood bedroom (I grew up poor). I couldn’t walk around it and I have never seen such a small hotel room. I couldn’t walk in it. I had to lay on the bed to access the closet. Moreover the sink leaked and flooded. There is no air flow. I had to open the window but it was very loud. It reeked. It was filthy absolutely filthy. I tried to use the top of the cupboard because there is no space and there were inches of dust. There were small bugs in the room. The carpet is filthy. The pictures do not match the horror you will encounter. We paid about 175 -200 American dollars a night and it’s not worth half that. It’s worse than a youth hostel. The manager is very weird and very unfriendly. He asked what room we were in. He couldn’t find our booking. As someone mentioned there are creepy cameras and they watch you ( which is weird since it’s a tiny guest house). This place is on other sites with fake pics and it looks nice. I’m not picky about hotels. I like cheap hotel chains but this makes motel 8 looks like the Ritz. It’s impossible to sleep. It’s impossible to breathe or feel comfortable. It’s dirty and smelly and the people who run it are rude. Please be warned. It is a horrifying dump and I’m not exaggerating. Edinburgh is beautiful and magical. Don’t let this place ruin your trip. I didn’t but I need to warn people - you are going to be horrified. They have Kleenex as lampshades. That says it all

Don't stay here, it's a scam. I would leave 0 stars if I could. Due to disruption with the storm we had to change our dates, I spoke with someone on the phone who confirmed our date change and happily rebooked the train and excursions. When I called a couple days later to confirm the change they said they had no record and refused to honour the booking. I tried to seek help from *********** who also requested they either honour their word or refund us the money but they refused. *********** advised I should contact them again as they should give me the money back, but Abbotsford Guest House are not replying to any email or phone call about the situation. It's a complete scam and run by people who do not honour their word.

*SCAMMERS ALERT* Absolutely awful. We called to move dates because of the storm and the man confirmed a new room for us in a couple of weeks time with a 20 pound difference in price which we agreed to and he confirmed our booking. However, when we called to confirm they then said they had no record of our booking and that they would no longer honour it. We tried to get help through *********** who requested that they return our money to us but they refused. They now will not answer any calls or emails. Not only have we lost the money of the hotel, but we also lost money rearranging our other travel plans which we would not have done if we hadn’t been able to move our dates. This place is a complete scam with awful customer service, do not stay here.

The house exudes elegance and sophistication while being conveniently connected to the city center by bus. The room and bathroom, both generously sized, showcase tasteful decor, and the entire place is impeccably maintained. The breakfast choices are delightful and diverse. Don't miss the strong recommendation to experience at least one dinner at the Leith quay.

A spacious room at an incredibly reasonable price.The bed was exceptionally comfortable. The surroundings are peaceful, and it's just a 10-minute walk to city centre.The welcoming receptionist provided us with numerous recommendations on places to visit. Without a doubt, we will choose to stay here again when we return to Edinburgh.
