Loved it. Wasn't expecting much due to the low costs, but the previous reviews are all true. The owner is a character and always up for a chat. The lady behind the reception, is always willing to help, and was able to change things last minute notice to suit us, and even check us in early. Very helpful, and always willing to help. Great location, nice clean rooms, and just an overall a good vibe. Loved how you good just chill downstairs in the garden and then plan your day. Loved the place love the staff and we would not hesitate to return. Thank you

What a great place to stay in Chiang Mai! Gilles and everybody who works there is going out of their way to help with everything you need. The rooms are spacious and clean and there is a beautiful lobby where you can hang out and have a beer or just relax. Centrally located in the old part of the town, it is the perfect place to start your adventure. I’m very sad I have to leave. Thank you Gilles and all the others for making this such a memorable stay

Very warm welcome from Gilles and his wife 💋 the French lives already all long time in Thailand so he has many recommendations for your stay in Chiang Mai. The location is very good in the "French Quarter" of the old city in Chiang Mai. Two 7/11 nearby. Alot of bars and restaurants. The room I have stayed is was very clean. The conclusion: very nice place to stay for not high budget. Maybe I will stay here again after I've been to Pai

Wonderful location in the old town. Walk out your door into lively vibrant street life. Two wonderful restaurants, DASH and GERMAN BEERGARDEN. Green Lotus massage just down the street…lovely, professional, friendly, approx. $10 US!! Accommodations clean, comfortable. Staff mixed…front desk person lovely, doesn’t speak English. We would certainly stay there again. 🙏

Very conveniently located within Chiang Mai old city with plenty of nearby bars and eateries.Quiet,despite the central location.Very friendly and accomodating staff.Seems best suited to the well seasoned traveller rather than backpackers.I would happily return

Very nice place located in a lively small street where hardly any car passes. Our room was colourful and everything works fine. Lots of little colourful paintings are greeting you in the hallway. The room is not what you here for though. Downstairs there is what I call the garden livingroom. It's lush and green , there are sitting corners, a little bar and a little pond with fish. All adds to homely vibe of the place. What's completing the picture is owner Jilles and his friendly staff. Jilles adopts you as family and is eager to answer any questions in french English Italian or Thai or just chat. This place is ideal for travelers who don't want to hang around in the sole confinement of a room or bars and restaurants. You can also get a coffee or a beer here and refill your water bottle for free.

They have clean rooms. The space is not too fancy you will get conversation and good advice from Giles and family. The decor was a bit Thai and a bit western rock and roll. Nice touch. They are not stuffy and have a personal demeanor. Locking armoire in room for security. TV and air conditioner. They accommodated my dietary requests for breakfast and rented me a moped. I stayed here for 2 weeks in 2014, it felt like home. It’s close to all the temples and it’s just inside the old city. I am planning on returning soon and I’m planning on coming back to all in one for a visit. Do not expect the ritz, it’s a family run place, with a four seat bar, little pond feature, no lobby to speak of, with good vibes…. perfect for a solo traveler on a budget. It’s close to the street with bars and cafes so it can seem “in the thick of it” at times… but I quite enjoyed being close to some local sounds and people…I can afford a bit more, but I chose all in one and it allowed me to do and see more. Super séjour chez all 1 one, l’accueil était au top, établissement très propre, joli et confortable. Le gérant Gilles, un Français, est très sympathique et donne de bon conseils pour votre séjour à Chiang Mai. De plus l’établissement est très bien situé, dans une ruelle calme de la vielle ville, proche de bons restaurants. Un sans faute;) Allez y les yeux fermés.
