This bnb could be extraordinary with some tweaks. The location is ideal for visiting Villa d'Este. But having walked to the other side of town, I must report that it is the better side. The room is sweet as can be and the balcony is wonderful. Still, the room seems unfinished, as though they opened it in a rush without the final touches. It could use a comfortable chair or two, a mirror over the main shelf surface, clothing hooks in the bathroom, and a ledge in the shower stall to put down soap and hair products. Also some wall decor wouldn't be amiss even for the minimalist style. The staff is super nice, welcoming and accommodating, even if sometimes their inexperience shows. In sum, tidy up the rough edges and this place will be stellar!

Just a really clean, spacious place with a great view. All the rooms were really comfortable and impeccably clean. Location is so convenient for Villa D’Etse and the centre with all the places to eat and drink. The friendliness and helpfulness of the staff epitomised when the owner volunteered to take one of us into town because they were hard or walking and there were no taxis. A fabulous breakfast and I could recommend this place more highly

Perfect location, wonderful rooms , the shower was the best of our 2 week trip, and the breakfast was great with a view of the outside patio. The hosts were accommodating and very kind, and street parking right in front was a bonus. I highly recommend this perfect place to anyone visiting the wonderful sites of Tivoli!

Excellent small hotel just a few minutes walk from the centre of Tivoli. Lovely clean fresh rooms. Comfortable beds excellent breakfast. We stayed for a week and would highly recommend for a stay in this great town.

This is a lovely place which is well run. It's just outside the main area of town and has a well maintained garden, a patio and a sweeping view of the area below Tivoli. The owner is a very organized person with great attention to detail. I arrived early and he was kind enough to let me leave my bag so I could go straight to Villa Adriana. I put some milk in the fridge and the cleaner mistakenly threw it out which was my fault for not labelling it ( as I arrived early) and when I told him, she brought me more which was incredibly kind. I had already bought more but thought the gesture was lovely. The bed was fantastic, and it was impeccably clean and comfortable. He has great taste and style. I loved everything about it. Nice breakfast and overall just wonderful. The cleaning staff was great. This is a very professionally run place and I'd go back any time. A perfect ten.

This is a lovely facility with a great location for seeing Tivoli and the historic sights- a 10 minute walk to the Villa d’Este. It would be best not to stay on the bottom floor- next to the breakfast room. The unavoidable early morning noise woke us. Also- the BnB was not always staffed (owners were away on holiday) and in mid-day when we prepared to leave to tour the Villa we found ourselves locked in! Apparently the extreme heat caused the gate to malfunction. After ringing the reception desk bell and waiting for quite a while we realized no one was around! The receptionist had said at check-in that she would be there until 7 PM. I found a business card on her desk and used it to email and call two different numbers. One number connected and I immediately got a response- although the solution offered for unlocking the gate did not work. Eventually the receptionist returned to show us another way out of the property. Luckily this was not an emergency but it was our last day in Italy and one we had planned specifically to tour Tivoli’s attractions. It would be helpful if the owners are planning to be away to notify guests of this and give emergency instructions as to how to reach someone in charge. The very friendly young receptionist had apparently been told to leave early as all guests had checked in. A note on the desk explaining that she had gone and would not return until morning would have at least saved some of our wasted time waiting for her to come back once we were unable to leave.
