Let me first talk about the advantages of this accommodation. It is very close to the Polynesian Spa, in a central location, close to the Huang Supermarket, and there are many restaurants around. There is a Korean fried ** next to it. The accommodation is a very old house. The owner tried his best to make the accommodation clean and tidy, but due to the limitations of the house, the comfort is still not enough. There is no kettle in the room, and you have to go to the public kitchen downstairs to boil water. The public refrigerator is also downstairs. There is no washbasin in the bathroom

It was clean and I was very satisfied.
However, it seemed like the manager's room was separated by a curtain, so when I used the kitchen late at night I heard a child crying, which I felt bad about. I think if there had been a door or something, we might have been able to avoid having to worry about each other.

Very nice owners, fully equipped kitchen, living room with dining table. The carpet was very dirty, both in the hallway and in our room. The room was okay but more like a hostel than a hotel. In Rotorua, accommodation is significantly more expensive than other cities. The price-performance ratio was therefore worse compared to other cities.

I was pleasantly surprised overall about my stay at the kiwi hotel. I had room #1 which was conveniently next to the shower. The room was neat, clean, and the bed comfortable. Minimal noise out the window at night.
Staff was so welcoming and accommodating, making me a cup of coffee and ushering me into the living room to rest.
Price is incredible and a short walk from the intercity bus stop. Close to Polynesian Spa and the main downtown area. Next to a delicious Korean fried chicken restaurant.

Unfortunately, this is not a place I would recommend. Thankfully, we only stayed one night. The condition of the room was extremely poor, and the bathroom was particularly unclean. The photos on the listing are highly misleading and do not reflect the actual state of the property.
