Abinger Guest House

Although we almost turned around upon walking down the block towards the guest house, I am glad we stayed there. Paul, the custodian, was charming and helpful, the facilities were adequate, and access to food make a simple breakfast was nice, but every room should have a fan. We appreciated the price, but will not stay there again.

On arrival, we were shown to the "penthouse", a twin room on the third floor. The large bedroom light worked, but none of the smaller, bedside lights worked, so not great at night - totally or all nothing. Floor-space in the room was significantly compromised by a dismantled wooden bed-frame cluttering up the room. The toilet adjacent to our room was ok but we were told that the shower room was not usable so we had to use one on the lower floor (which was for several other rooms). My partner and myself both needed a shower before heading out for the evening. She went first and returned to the room to tell me that the shower light turned off after 2 minutes!! I had the same experience....the light in the shower room just cuts out and i was left in pitch-black darkness, with the shower still on. Just flipping not acceptable! We were given a room key but didn't get any information about the code to re-access the property. When we came back from our evening out, we couldn't get in and were waiting around to get let in. We also were not told about the kitchen facilities being available to guests. When we were checking out, the next morning, it was only by chance that we noticed the property had a communal kitchen with shared facilities. Overall, the whole experience was very disappointing. Not being provided with a re-entry code, not being told about kitchen facilities, crap shower, unnecessary clutter in the bedroom! Very poor!!

The carpets smell a little bit .so needs to be cleaned throughly

These are not honest people, don't bother. You're better off staying at Travelodge, you pay slightly less and much better quality. I booked a night there on the 26th December 2025. When I arrived, the bathrooms were a mess, dirty shower, unpleasant smell. No towels provided. TV remote not working properly. Handful of hair in the bin. Called the owner and explained that I was not happy and he immediately offered a refund. I left the property and stayed somewhere else. Since then, they are ignoring my calls and my emails, no refund received.

I liked its layed back setup, closeness to the city centre and its cleanliness.

Disappointing. Very basic and shared shower and toilet. Sink in room and flat screen tv good. No reception so had to phone for room key. Very noisy guests on same floor although this was not fault of property. Self serve breakfast, basically coffee/tea/toast. Not value for money for single guest.

Paul met us on arrival. Explained everything clearly. Very helpful and friendly. Dirty around property meaning on the main path outside property burst and rotten and smelly rubbish all along path guessing the council bin men have had strike action and council not quick enough to clean area up thoroughly.

No light in the shower. No tap faucet on the hot tap. No flush for the toilet, just a hole in the wall that you had to put your through to pull up the lever😤enough said.

Very nice property very clean throughout. 3 sinle beds in room, 55"TV, Fridge in room with access to Kitchen. Plenty of on street parking. Bus stop just outside to city centre with chip shop and Tesco a few minutes down the road. Recommend property and would stay again.
