This is such a quaint place right on Folly Beach. Before booking here, I’d read all of the comments the host has made on reviews on their place. Everything started off so nice and friendly, but if something on your stay goes wrong, it’s probably best to prepare for the worst. We were unfortunately woken up at 5am with bed bugs and had to go to the laundry to wash and dry everything in case our items had been infected. This was a rough beginning to our trip. We sent this information to the staff and they denied it was a bed bug, but I’ll let you decide by the attached photos. Staff also implied that of was something we “picked up” during our day. I will say, the staff did give us a full refund for our room, but that doesn’t even come close to covering the laundry, Ubers, ruined clothes, or the time we will never get back. Staff also says they brought out an exterminator the same day, but said they did not find any bud bug activity. I hope they took this seriously and this same issue does not cause a problem for other travelers. It’s too bad our experience was ruined because this place has so much potential. I’m glad to see other people comment negative experiences about this place as well because it seems so great upon first appearance. This location is perfect, a quick walk to the beach, and right next to all of the shops, restaurants, and bars. If you do choose to stay here, please don’t make the same mistake we did by not checking the bed before laying down for the night.

The common areas are really cozy and cute however, the stairs entering the property are unleveled and uneven which is an accident waiting to happen. My husband and I stood in the Annie room which was very small. The bathroom did not have a door but it did have a curtain. The queen size bed caved in the middle which made it very uncomfortable and extremely hard to remain asleep. The Wifi was horrible. I was told by the desk attendant that they just installed a new system prior to our stay but apparently the new system did not prevent the Wifi from constantly crashing which made it very difficult to watch any shows on basic t.v and you could forget about watching the Hulu and Netflix because it didn't work at all. Other then that, the common areas and room was clean and the location to all was definitely a plus. Just make sure you get there early enough to find parking because it can be very difficult to find.

The Prince suite that we stayed in was beside the kitchen so we heard every time someone came in and you can hear other people that are in the main house if they are loud!! Not blaming the place but the people that stayed in there with us that don’t care about being quiet for others!! But everything else was spot on and would probably stay there again! I would get one of there outside houses, but if you need a place to crash all rooms would work for you!! Overall I would 4-5 stars!

Very unique property. Fun, quirky themes to each room or bungalow. Very chill laid back vibes. Food, drink, souvenirs, convenience/grocery, alcohol all within easy walking distance. Beach access just behind the property. Great location! Folly Beach is an excellent area to get away to. We highly recommend staying at the Beachside Boutique Inn. The Costa Rican Bungalow is fantastic. We will definitely be back here in the future.

We stayed at the Smile House which is part of the Beachside Boutique group of rentals. Our actual rating would be a 4.5, but, you cannot rate that here. The Smile House was a great rental, a little old and quirky. The house is pet friendly (we were only charged $25 for our stay). The house is a good size for a beach rental and only two blocks from the beach. It is a half block from the main activity street in Folly which has all the restaurants and shops. It was only about a 20 minute drive to Charleston and that included an ATM stop. There is a nice deck in the front of the house and several decks and a fire pit on the property. Our only issues with the house is that the WIFI is not good and gets lost for periods of time. Since the television is dependent on the WIFI (they use HULU Live) we lost television every night. And lost WIFI contact on our tablets and phones. The lighting in the main bathroom is poor. It is street parking and you may have to park away from the house or pay the daily fee at the lot across the street. The manager was extremely helpful throughout our stay. We would definitely recommend staying here on your visit to Folly Beach.
