The Resort on Cocoa Beach is great. Boardwalk access to the beach. BEWARE of the Capital Vacations presentation. It's a SCAM Don't go! They tell you it's a 90-minute tour. They keep you for as long as they can. What they don't explain to you is that with every exchange, you must go on a 90-minute presentation to every resort you exchange to. They don't allow you to read their contract that you're signing. It a hurry up and sign! I was told that because Capital Vacations is now the management company of the Resort at Cocoa Beach, they wanted my opinion of the resort. That's not true! It's all lies. It costs $13,000 plus to become a member. Please be aware that this is a SCAM. Do not go to their presentation. Do not join Capital Vacations. Do stay at the Resort on Cocoa Beach. It's beautiful. Great staff, very accommodating.

After booking this resort thru American Airlines I wasn’t expecting much since the resort only had a 3 star rating. To our surprise the resort was perfect. Friendly staff, ultra clean rooms and amenities. Great pool area, private access to the beach, and of course Pickleball Courts. Close to everything restaurants , grocery stores and the cruise port. Will definitely visit this resort again.

We were a family of 4 in a 2 bedroom ocean front and it was AMAZING! Front desk was beyond accommodating, we were a little early and they gave us lunch recommdations and explained the property and location to us. Our room had the perfect amount of space, clean and a beautiful spacious balcony with a ton of seating! Room 513 had a fantastic view of the air show that was taking place at the park about 8 min walk away. We saw a night SPACE LUNCH from the resorts beach. We saw practice runs for days before! The mexican restaurant attached to the resort is delicious. The workers were all so friendly! The pool was clean and the beach ramp was very easy to walk. We all discussed it and we would absolutely return! Parking was always available but sometimes pretty far back, that was our only downfall but we were capable of walking to the back of the lot.

I regret buying a timeshare here. You're not allowed to book the same holiday two years in a row. It's almost impossible to find an open week. The rooms are assigned on a first come basis. The bum's rush starts at 10am. So if you're coming in from out of town you better stay at a local hotel the night before. Otherwise you'll wind up with an "oceanfront" room on the second floor where all you can see is trees. We were right over the restaurant. So we had that noise as well. They have a lot of rules that make it difficult to enjoy your stay.

Our second trip to the Resort on Cocoa Beach was absolutely perfect for an ocean getaway! Everything about this resort is convenient, clean, and ideal. The pool is super clean with plenty of chairs, and the units are incredibly spacious. Our ocean view unit was a highlight, with a large balcony accessible from both the living room and master bedroom, complete with two lounge chairs, a table, and four chairs – all sparkling clean. The HVAC was whisper-quiet and kept us perfectly cool with ample fans. We loved having the fantastic Azteca restaurant on-site, even hosting our Florida relatives for a wonderful meal there. With a real-life movie theater and so many other amenities, we highly recommend this resort and have already booked for next year!

We absolutely love this place. Bartenders at the pool are awesome. Kids loved the play area, movie theater, game room. We will be back
