Il Poggio degli Olivi is based in a wonderful location. The pool area, views of Assisi and surrounding areas, main reception building and restaurant were all excellent. The menu in the restaurant was small but food and wine were excellent. Bed was comfortable and air con worked well. We were provided with an excellent folder of local information. BUT......... Things fell down in the state of the accommodation. We stayed in the self-catering units further down the hill, which had no view due to big trees blocking this. The apartment was very tired in terms of decor, limited in terms of self catering facilities and not very clean (especially the shower (tiles and plug hole) and dusty dado rail/wardrobe shelves and kitchen area.) We asked for a kettle and clothes rack to dry towels/costumes etc (as non already provided), which arrived the same day. (the kettle didn't actually reach anything close to boiling point, so we continued to boil water in a saucepan for making tea!). Kitchen area really not in a good way- small, dark, worn, broken tiles and therefore a bit grimy, trim missing- really not very inviting or good for cooking! There was one pan that had been put away unwashed which had clearly had milk boiled in it too! Could not get TV to work properly - some easy instructions for all the appliances would have been very helpful. Some areas of wood trim missing, or fell off while we were there! (Which they did come to re-fix on the same day.) We also felt slightly "second in line" when compared to some other guests visiting, (think they were day guests using the pool?) who always seemed to be served first at the bar area, even when our order had been taken first!! Overall what could have been THE most amazing holiday was ruined by the apartment which was generally worn out, not welcoming or clean and therefore not value for money.
